Terms of Service
Last updated: October 21, 2026
Draft for legal review. This document will be reviewed by a lawyer before launch and may change.
These terms are the agreement between you and Curboo when you use our website. Please read them; by creating an account or using the site, you agree to them.
1. What Curboo is, and isn't
Curboo is an advertising and technology platform where owners list their own homes and buyers find them, make offers and talk to owners directly.
We are not a real estate broker or agent, escrow company, lender, appraiser, inspector or law firm. We don't represent buyers or sellers, negotiate for anyone, or give pricing, offer, legal, tax or financial advice. Facts we show (like estimated net proceeds or closing-cost percentages) are estimates from public sources, for information only.
You decide everything about your sale or purchase. For advice, hire a licensed professional; our directory lists some who work for a flat fee.
2. Your account
You must be 18 or older and give accurate information. One account per person; keep your sign-in email secure.
To list a home or make an offer, you verify your identity with our ID provider (Stripe Identity). We only keep whether the check passed.
3. Listing a home
You may list only a home you own (or are legally authorized to sell), and you confirm ownership with a tax bill or deed. Everything in your listing must be true and current.
Fair housing law applies to you. Listings, messages and notes may not state or suggest a preference based on race, color, religion, sex, gender identity, sexual orientation, national origin, ancestry, familial status, disability, source of income or any other protected characteristic. We check text automatically and may remove content.
Disclosures are your legal duty as a seller. Our checklist is a convenience, not legal advice.
4. Offers are not contracts
An offer on Curboo is a non-binding statement of the terms a buyer would agree to. Accepting, countering or confirming on Curboo does not create a contract to buy or sell. A sale is binding only when both parties sign a written purchase agreement.
When an owner accepts, the buyer has 24 hours to confirm; then the buyer's other offers pause, because a buyer can have only one home in escrow on Curboo at a time. Buyers without verified funds can have one open offer at a time, and everyone is limited to 10 new offers a day.
5. Messages, showings and conduct
Keep messages about the home. No harassment, spam, discrimination or attempts to move people off the platform before an offer is accepted. Contact details can be shared once an offer is accepted.
Showings happen at the owner's home and are arranged between you. Use common sense for your safety. Owners can mark whether a visitor came; that fact is part of a buyer's reliability badge.
6. Documents and e-signing
You can share documents you or your professionals prepared and sign them electronically. We don't draft, review or approve documents, and you're responsible for what you sign.
7. Wire fraud
We will never send wiring instructions. Before wiring money, call your escrow company at a number you look up yourself and confirm the instructions. We aren't responsible for funds sent based on fraudulent instructions.
8. The directory
Pros and businesses in our directory list themselves. We check licenses where the state issues them, but listings are not recommendations or endorsements, and we take no referral fees. You hire them directly and your agreement is with them.
9. Homes not for sale
You can say you'd buy a home that isn't listed, or make an offer that waits for its owner. We don't contact owners on your behalf, share your offer's terms with them, or negotiate. If several verified buyers are interested, we may send the owner one general invitation to visit Curboo.
10. Fees
Curboo is free while we're getting started. If that changes, we'll tell you before any fee applies to you.
11. Waitlist and Founding Members
Founding Members are people who join the waitlist before Curboo opens in their city. You must be 18 or older, and it's one spot per person and email. We may remove sign-ups that are fake, automated or duplicated.
While we launch, Curboo is free. When we start charging, Founding Members pay no Curboo fees on their first home sale and first home purchase that start within 12 months of fees starting, one per person and per property. Pros get one free year per business, starting at their first customer request after we start charging, and no later than 12 months after we start charging. What you pay pros you hire, escrow, lenders or anyone else is separate.
Early access opens in waves, in signup order within each city, and each city opens to its waitlist a week before the public. Your number shows your order; it isn't a promise of a date.
Founding Member benefits have no cash value and can't be sold or transferred. If we change these terms, we'll email Founding Members before the change takes effect. You can leave the waitlist any time with the link in our emails.
12. Emails from us
We send emails you need to use Curboo (sign-in links, offers, messages, deadlines) and, if you joined the waitlist, launch news. Every waitlist email has a link to leave the list.
13. Things you may not do
Don't post false or misleading listings, impersonate anyone, scrape or copy the site, try to get around limits or verification, upload malware, or use Curboo for anything illegal.
14. Your content
You keep ownership of what you post. You let us host, show and adapt it (for example, resize photos) to run Curboo and show your listing.
15. Feedback
If you send us ideas, questions or feedback, we may use them to improve Curboo without owing you anything. Please don't send confidential information that way.
16. Disclaimers and limits
Curboo is provided "as is". We don't guarantee that listings, offers, facts or people are accurate or reliable, or that any sale will happen. To the extent the law allows, we're not liable for indirect or consequential losses, and our total liability is limited to $100. You agree to cover claims that arise from your listings, offers or conduct.
17. Ending your account; changes
You can delete your account any time from your account page (not while a home is in escrow with you). We may suspend accounts that break these terms. We'll post changes here and tell you about important ones.
18. Law and contact
California law governs these terms. Questions: hello@curboo.com. Mail: our mailing address will be posted here before launch.
