Privacy Policy
Last updated: October 21, 2026
Draft for legal review. This document will be reviewed by a lawyer before launch and may change.
This policy explains what Curboo collects, why, who sees it, and the choices you have. We don't sell your personal information.
1. What we collect
Account: your email, name, and the answers you give when you sign up (whether you're buying or selling, where, how you heard about us).
Waitlist: your email, your city, why you joined (selling, buying or offering services) and, for pros, what you do. We also keep a scrambled code made from your IP address (not the address itself) to stop mass sign-ups. We use these only to tell you about our launch and to decide which cities open first. Every waitlist email has a link to leave the list.
Questions and feedback: what you write to us from the waitlist page, and your email if you give it so we can reply, with the same scrambled IP code to stop spam.
Identity: our ID provider (Stripe Identity) checks your ID and selfie. We keep only whether it passed. When you check a funds document, we ask Stripe for the name on your ID for that moment only and don't store it.
Homes and listings: address, facts, photos (we strip location and other metadata from photos), your story and costs if you add them, disclosures and ownership papers.
Funds documents: pre-approval letters and statements are read automatically or by a person, then deleted. We keep the facts (lender or bank, amount, date, result).
Activity: offers and their history, messages, showings and tours, homes you'd buy, saved searches, notifications, and documents you share in a deal.
Technical: basic logs (like IP address and browser) to keep the site working and secure.
2. How we use it
To run Curboo: show listings, deliver offers and messages, schedule showings, send notifications and emails, and keep the escrow tracker.
To keep it safe and fair: verify identity and ownership, check text for fair-housing problems and contact details, review reports, and prevent fraud and spam.
3. Who sees what
Public: live listings (address, facts, photos, price, the owner's story, and the owner card if the owner chose to show it).
Sellers see offer facts and a letter for each buyer (Buyer A, B…), not buyers' names or the full amount they're approved for. Buyers see the owner's first name only if the owner shows it.
Homes not for sale: who said they'd buy a home and their offers are never shown to owners or other buyers; owners only see counts.
Admins see what they need to review documents, reports and listings.
4. Service providers
We use providers to run Curboo: Supabase (database, file storage, sign-in), Vercel (hosting), Stripe (identity checks), Resend (email), and later DocuSign (e-signing). Maps use OpenStreetMap data via OpenFreeMap; property facts come from public county and U.S. Census data. Providers only use your information to provide their service to us.
5. We don't sell or share for ads
We don't sell personal information or share it for cross-context behavioral advertising, and we don't use advertising trackers.
6. Cookies and "Do Not Track"
We use only the cookies Curboo needs to work: the one that keeps you signed in, and a few that remember settings (like a preview link). We don't use advertising cookies, and we don't let other companies collect information about what you do on Curboo to track you across other sites.
Some browsers send a "Do Not Track" signal. Since we don't track you across sites, there is nothing for it to turn off, so we don't change anything when we receive it. We treat a Global Privacy Control signal as a request to opt out of the sale or sharing of your information, which we don't do anyway.
If we add analytics to see how the site is used, we'll choose a tool that doesn't use cookies or follow you across sites, and we'll list it here first.
7. How long we keep it
Funds and ownership documents: deleted after they're checked. Everything else: while your account exists. When you delete your account, we delete your listings, offers, messages, documents you shared and files, except records others depend on, kept without your name (such as steps in an offer's history).
Waitlist: until you leave the list, or until we close the waitlist after launch. Questions and feedback: as long as we need them to answer you and improve Curboo, then deleted.
8. Your choices and rights
Download your data and delete your account from your account page. Change your name there; write to us to correct anything else.
Emails: leave the waitlist with the link in any waitlist email. We'll still send emails you need to use your account (like sign-in links and offer updates) while you have one.
California residents have the right to know what personal information we collect, use and disclose; to access, correct and delete it; to opt out of its sale or sharing (we don't sell or share it); to limit the use of sensitive personal information (we use it only to provide Curboo); and not to be treated differently for using these rights. Anyone, wherever they live, can make these requests.
To make a request, email hello@curboo.com. We'll confirm it's you by writing back to the email on your account or the waitlist, and answer within 45 days. You can have someone else ask for you with your written permission.
California's "Shine the Light" law lets residents ask which personal information we shared with other companies for their own direct marketing. We don't share it for that.
9. Security
Documents are private and opened only through short-lived links. Access is limited to people who need it. No system is perfectly secure; tell us if you find a problem.
10. Children
Curboo is for adults. We don't knowingly collect information from anyone under 18.
11. Changes and contact
When we change this policy, we'll post the new version here with a new date. If a change is important, we'll also email you (if you have an account or are on the waitlist) before it takes effect.
Questions or requests: hello@curboo.com. Mail: our mailing address will be posted here before launch.
